Relevant letting fees and tenant protection information

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts (payable to David Ingram Residential Ltd ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

 

During the tenancy (payable to the Agent)

  • Payment of £250 inc VAT if you wish to amend any details of the tenancy agreement, subject to the changes being approved by the Landlord

  • Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate

  • A charge of £25 inc VAT if the rent remains outstanding for settlement for more than 14 days after the due date, for each notice or demand or letter sent to the Tenant and/or any Guarantor in order to attempt collection of the rent outstanding

  • A charge of £25 inc VAT will be levied against tenants who pass as payment for rent cheques which are not honoured by the bank, recalled standing order payments and a letter or subsequent letters to the tenant regarding unpaid rent or rent arrears.

  • Payment for the reasonably incurred costs for the loss of keys/security devices

  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

      

    During the tenancy (payable to the provider) if permitted and applicable
    Utilities – gas, electricity, water

    Communications – telephone and broadband

    Installation of cable/satellite

    Subscription to cable/satellite supplier

    Television licence
    Council Tax

     

     

    Early Termination Charges

    Should the Tenant wish to move out of the property before the end of the term, a written request for the property to be re-marketed and suitable replacement tenants found, should be forwarded to the Agent for the consideration of the Landlord.  If the Landlord is in agreement, a fee of £895 inc VAT must be paid to the Agent before remarketing can commence. The Tenant will remain fully responsible for the property, rent and services and all obligations contained within the tenancy agreement until the end of the tenancy OR until such time as a new tenancy is executed. 

     

     

    End of tenancy inventory check

    To pay the any reasonable costs incurred by the Landlord, the Agent or the Inventory Clerk in making and attending a second appointment to check the Inventory and Schedule of Condition if the property needs re-inspecting, or the tenant failed to allow access at the originally agreed time and date.  

     

    Additional charges

    We may also charge for other permitted payments, not included above, under the relevant legislation, including contractual damages

     

    Tenant protection

    David Ingram Residential Ltd is a member of Client Money Protect, which is a client money protection scheme, and also a member of The Property Ombudsman, which is a redress scheme. You can find out more details on the agent’s website or by contacting the agent directly.
