Full Management service

 

Let us look after EVERYTHING. Just sit back, relax & enjoy the income generated by your property!

 

  • First we’ll find you the right tenant and use an independent referencing company to thoroughly check their references.

     

  • We’ll then set up all the legal aspects of the letting including drawing up legally binding tenancy agreements; registering the tenancy deposit; and making sure you have all the relevant safety certificates in place.

     

  • Before the tenancy starts we’ll instruct one of our independent qualified inventory clerks to provide a comprehensive inventory & schedule of condition. (Additional costs apply)

     

  • Once the tenancy is underway, we’ll collect the rent in advance each month and pay it to your designated account. Our state of the art accounting systems ensure you’ll receive your money as soon as possible.

     

  • Within the first six weeks of the tenancy starting we will visit the tenants at your property to make sure everything is going as it should be. We will then carry out inspections on a 3-monthly basis.

     

  • We will deal with any maintenance issues that arise. We work really hard to maintain great relationships with all our tradesmen, and that way we can guarantee the fastest response, the best possible prices and the highest quality of workmanship. Of course, if you have your own trusted tradesmen that you like to rely on we will work closely with them to make sure your property and your tenants still receive the same level of care.

     

  • During the tenancy we will keep your safety certificates up-to-date to make sure your property is always compliant with ever-changing lettings legislation.

     

  • We will arrange extensions and renewals of the tenancy when needed.

     

  • At the end of the tenancy we will arrange for one of our independent qualified inventory clerks to provide a comprehensive check-out report against the inventory & schedule of condition that was drawn up at the start of the tenancy. This will ensure the property is returned to you in the correct condition, and if any work is required we’ll organise it and make deductions from the tenants deposit to cover it where necessary.

     

     

    Let-Only service

    Designed for Landlords who are familiar with the legal aspects of lettings and are confident dealing with the day-to-day management of their property and tenants.

     

  • First we’ll find you the right tenant and use an independent referencing company to thoroughly check their references.

     

  • We’ll then set up all the legal aspects of the letting including drawing up legally binding tenancy agreements; registering the tenancy deposit in your name; and making sure you have all the relevant safety certificates in place.

     

  • Before the tenancy starts we’ll instruct one of our independent qualified inventory clerks to provide a comprehensive inventory & schedule of condition. (Additional costs apply)

     

  • During the tenancy you will then take care of rent collections; property inspections; maintenance; certificate renewals and contract extensions.

     

  • At the end of the tenancy we will arrange for one of our independent qualified inventory clerks to provide a comprehensive check-out report against the inventory & schedule of condition that was drawn up at the start of the tenancy, and you will be able to use this if you need to make any deductions to the tenants deposit.

     

     

    Advertise Only service

    Aimed at experienced Landlords who just need to get their property seen by the right potential tenants.

     

  • For a one-off fee we will advertise your property on all of our available websites including Rightmove.co.uk; Onthemarket.com; and David-Ingram.co.uk


  • We will then pass all enquiries on to you to arrange viewings until you find a suitable tenant.

    Landlord Fees & Charges 

    Our service levels & commission charges

    (Please refer to our Terms of Business for more information and details of what each service includes)

     

    Full Management Service -

    11% plus VAT of the monthly rental figure

    A Set-Up Fee of £360 Inc. VAT will also apply. This Set-Up fee covers the cost of advertising the property, arranging and carrying out viewings, negotiating tenancy terms on behalf of the Landlord, and registration of the tenancy deposit with the Deposit Protection Service.

     

    Find a Tenant Service -

    50% Inc. VAT of one month’s rent. Minimum fee £540 Inc. VAT

    This fee covers the cost of advertising the property, arranging and carrying out viewings, negotiating tenancy terms on behalf of the Landlord, and registration of the tenancy deposit in the Landlords individual account with the Deposit Protection Service.

      

    Bespoke Service –

    We also offer individually tailored packages based on your specific requirements. For more details on charges please contact us.

     

    PLEASE NOTE:

    Fees are expressed as a percentage of the agreed rent for the entire period of the tenancy. Please refer to our Terms of Business for further information. A cancellation fee of £600 Inc. VAT will apply where the Landlord decides to withdraw from a proposed tenancy once they have accepted an offer, tenant references have been applied for/and or tenancy documentation prepared.

     

    Charges if you renew your tenancy

     

    Memorandum of Renewal - £114 Inc. VAT

    This charge covers the cost of preparing a document that confirms the details of renewal (if any) where the basic terms, other than any rental increase, remain largely unchanged.

    Renewal Tenancy Agreement - £150 Inc. VAT

    This charge covers the cost of preparing a more extensive renewal document where substantial changes to the terms of any renewal are required.

      

    Other costs you may incur when letting your property

    As part of the letting process you may incur further expenses, these include, but are not limited to, the provision/preparation of: Tenant Referencing; tenancy agreements; Energy Performance Certificate; safety checks and certification; professional cleaning and inventory charges. Our team will discuss the requirements for your individual property, and any associated costs, with you.

     

    Redress scheme

    Independent redress provided by The Property Ombudsman.
